Please read this, especially if you are new to Airbnb (less than 5 trips).
We really work hard to try to give you the best experience we can and getting a 5 stars review is incredibly important to us, as it gives us access to priority customer support, in case a guest is in need!
Airbnb awards Superhost* status to hosts that keep 5 stars reviews, so a 4 star review is actually really really damaging.
From an Airbnb paint of view the rating system for hosts is handled in a binary way, meaning:
5 stars = PASS --- 4,3,2,1 Stars = FAIL (airbnb considers 1-4 to be equivalent for all purposes)
Airbnb will ask you to review us based on these factors:
- Overall <--- The most important category, used to determine SuperHost* status!
- Accuracy <--- Davide worked hard to provide you with the best info he can, including this website
- Cleanliness <--- Paula works very hard to provide you with a clean place
- Communication <--- Davide always try to reply within the hour (I provided support to guests at every time of day and night)
- Check In
- Location <--- Airbnb actually means description of the location provided by the host
- Value <--- We price the place below cheap motel prices, and we try to offer many amenities
We had several guests that are new to Airbnb and left 5 stars for all categories, but put 4 stars for overall They left reviews and sent notes telling us that they loved the listing so much that they are planning to come back soon. While the guests thought that they were leaving us a great review, a 4 star on Overall is actually incredibly damaging to a host as it has repercussion on the super host status, which is very important for a host to provide guests support, as one of the reward is priority line to customer support, which we used several time to help guests with problems they encountered with the Airbnb website.
One misconception that many new users have about Overall experience is to rate the listing as if it were a hotel, thinking that they are suggesting the stars that the listing should have with 5 stars meaning Luxury hotel.
Please if you are going to leave a 4 stars review, let us know why you did that in the feedback that airbnb provides, so if it is something that we can improve for the next guests we will try to do it. Also, if there is something that could be addressed during your stay, please contact us.
*Superhost = means that the host provided an excellent place and excellent experience. The most important benefit of being super host, is having a faster way to contact customer support in case a guest needs help. Hence being super host is important to be able get airbnb to provide help to a guest in case of need.
